Real Estate Trading is a viable option and can be as simple as “I want your home and you want mine.” Many times this is a viable option for people that enjoy the community they live in but just want a larger, smaller or just “different” property!. People can move up or down in price with adjustments on the values between the properties. A trade is different from exchanges such as 1031 exchanges where sellers are trying to reduce their tax liabilities.
Generally, the most important criteria for a trade is that both “sellers” must have equity. There must be enough money once a price is agreed upon to pay off mortgages, closing fees and any commissions involved. In some cases a negative equity can be accomplished but it is difficult to structure such a transaction. Basically someone is buying one property and the other homeowner is purchasing that buyers property. Values are given to each property and a formal escrow sales process occurs.
In addition to having a property qualify for a trade the buyers also need to be able to qualify for new loans. The trade will require both parties to obtain new financing or pay “all cash.” Keep in mind in today’s financing most lenders are looking for a minimum of 20% down payment.
The positive advantage to a trade is finding 2 people who have properties that match each others needs.Think of it as a “match.com for homes! If one agent is used there can be a discount in commissions and there is little hassle with showings and listing time.
Santaluz an ideal community for TRADES!
The community of Santaluz is ideal for trades. Many people who have the larger custom homes now want to downsize as their children have left the nest. The younger families or working professionals who purchased the “production homes” may now be in a position to purchase a larger home with more land, square footage and additional features. I personally have had 3 Santaluz homes, am currently in a Belsera Plan 2 and would consider a trade in the future for a Casita or a Sentinel. Some people holding lots could do far better with income producing property using a trade for an income producing investment. An ideal scenario could be someone in a Garden Home, Davidson or ? who wants to build. They could trade for a lot and the owner of the lot could trade their lot for the persons home. The owner of the home could lease their home back from the new buyer (former lot owner) while they build. Everyone wins..one “seller” gets the lots and builds the home of their dreams without moving out of their home and the lot “seller’ gets income producing property which will most likely (dare I say this) appreciatewhile the person leases from them. At some point the owner of the home can sell, do a 1031 tax deferred exchange or move into the home themselves! We are talking options here!

The Santaluz Club is offering some amazing events for April.. you never have far to drive as a resident in Santaluz to have a good time…Look what is coming up!
Currently there are 3 levels of membership for the Santaluz Club; Hacienda, Spa and Golf. There will eventually be 400 Golf members,250 Spa members and the Hacienda total will depend upon the full Golf and Spa membership totals.
The Santaluz Club is equity owned which allows members to have some control through their voting rights. The Club facilities are operated and managed under a Board of Directors who are club members. It is very similar to owning stock in a company. When a member moves out of the area they may elect to sell their membership to the new owner of the home or put their name on a list for the club to resell. All particulars of the transfer have to meet with club approval. Currently golf membership runs $43,000 with monthly dues of $1,025.00, Spa Membership is $20,000 with monthly dues of $380.00 and the Hacienda level is $12,500 with monthly dues of $185.00. The Santaluz Community has met the needs of residents in many ways in the past. A new focus is on the” tweens”. What, you may ask is a “TWEEN”?? Well I guess in our growing sophistication when children graduate from being children but are not yet teens they are “Tweens”! In any case it is fun for everyone at Santaluz and we like to think all ages have their special activities. I am waiting for the opportunity for my grandson to graduate into Camp Santaluz so he can have all the fun I see children 3+ having with their T-shirt color coordinated counselors and peers! I think it is the growing trend that people want their children safe and in environments where they can have neighborhood friends, make new friends and have activities that they enjoy. This also has the benefit of relieving Mom and Dad of “What to do with the kids???”…. Maybe so Mom and Dad they can play???
Ok, so what about Mom and Dad..what’s up in their corner to keep things hopping at Santaluz???? Who has heard of the Latest and I mean the “LATEST” fitness craze guaranteed to burn calories and get you back in your size 6 jeans ( for me I strive to keep the 12 jeans loose…more realistic)….Zumba!!
