San Marcos is a growing center of popular recreation in the North County, offering three 18-hole golf courses within the city limits: the public Lake San Marcos Executive and Twin Oaks Valley Golf courses, and the private Lake San Marcos Country Club.  The Edwards 18 Stadium Cinema and food court offer residents the latest in new release movies and dining fare.  Throughout San Marcos one can find exceptional dining including Seafood, Italian, Mexican Cantinas and traditional British Pubs.  The Eagle Lanes Bowling Alley is across from the famous Old California Restaurant Row, known for it’s wide variety of dining experiences and tastes.

Lake San Marcos is an exquisite residential/resort community surrounding a quiet, secluded lake, just off Rancho Santa Fe Road.  The lakefront Quails Inn Hotel at Lake San Marcos Resort, the only lakeside resort in San Diego County, offers it’s guests lakeside rooms with private patios, tennis, paddle and party boats, swimming pools and spa and fitness center.  Dining features of the Inn include Gordon’s on the Green, an indoor grill, dining room, patio, live entertainment and dancing in the lounge.  More than 15,000 square feet of meeting space is available in the hotel’s conference center.

San Diego February 2012 Home Market Trends

San Diego Board of Realtors Has Statistics for February 2012

The general comments and discussion among agent in the past 2 months has been “we are busy and inventory is limited.”  Naturally if you have had  your home for sale for some time and you hear someone say “inventory is limited” you wonder why you don’t have multiple offers.  In general the basic rules always apply; If a home is in a popular neighborhoods, presents well and is priced with the market based on closed sales you should be seeing offers.  Personally what I am experiencing is relocation buyers coming for good jobs with major employers in San Diego and people who are making offers and deciding to purchase rather than lease. The statistics will play themselves over the next few months.  I do not see any radical jumps in pricing but I see many more pending sales in all prices ranges which is a positive sign for recovery.

The Housing Market Reports

I found an interesting article on DSNews about how reports are made about market trends.  As agents we find many times the sites such as Trulia do not have accurate information. In addition some local papers provide inaccurate statistics.  We recently sat down with a title rep who reviewed all the coastal sales and told us how several coastal zip codes are misrepresented in reporting. that is why it is always best to look at a particular neighborhood and prepare closed sales and trends for that particular specific area.

I was recently reintroduced to the Lake San Marcos neighborhood. I had a good friend who’s parents needed to sell a condo there and needed a situation that would afford them more care.  I researched what was available in the area and found the Chateau’s of  Lake San Marcos to be a unique concept in Independent Adult condo ownership.

They are owned fee simple and yet provide services through their HOA fees for adult living.  The setting for them is absolutely gorgeous!  They are surrounded by lovely gardens and walking paths.  There are 137 1 and 2 bedroom condos in several different buildings all equipped with elevators. Some have lovely views and the prices are based upon the location, amenities and square footage. The condos currently range in price from $110,000-200,000. I was very fortunate to sell my clients a 2 bedroom that was completely furnished. It was a 2 bedroom with a lovely balcony in a quiet location and tastefully furnished in good condition.  The services which are avialable include a dining room that serves breakfast, lunch and dinner or room service.  There is housekeeping, linen service, transportation, activities, fitness, a lovely pool for aquatic classes and more activities.  The HOA fee varies with the square footage and number of residents in the condo.  My clients purchased a 962 sq ft 2 bedroom model and their fees were $1636 for 1 resident and $2186 for 2 residents.  There is also a State Licensed Assisted Living Facility within the Chateau community that provides 24 hour care.

There are so many diverse property offerings in Lake San Marcos.  There are condos such as the Chateaus as well as detached homes, condos and attached patio type homes.  Some are age restricted (55+) and many others are not.  I sold a unit that was absolutely stunning and was not age restricted.  It was 1200+ sq ft, a 2 bedroom + den with an awesome view of Lake San Marcos and it sold for $295,000.We did work with the seller and request they paint, clean and re-carpet the unit.  It was absolutely in pristine condition and sold with multiple offers in a few days market time.  The detached homes start in the low $200′s for a small home and range up to $695,000 depending on size and location.  Lake San Marcos is a man made lake and very charming. There is a large community center with a very active activity calender, pools, meeting and function rooms and there are 2 golf courses.  Residents have HOA fees which vary as per neighborhood and what amenities vary per property.

There are 2 golf courses; South Course and North Course.   The South course is  public offering a  par 58 in 2700 yards.  The North, Harry Rainville designed course is private and a traditional golf course.  It is absolutely picturesque with mature landscaping, lush fairways, driving range and putting green.

Lake San Marcos is located in the SW corner of San Marcos.  There is major shopping, medical and restaurants in close proximity. It is approximately 35 miles to San Diego and about 12 miles to the beaches.  The climate is near perfect year round.
