Carmel Valley San Diego Home Sales Year to Date 2011
Carmel Valley in San Diego Home Sales Are Down From From 2010

Carmel Valley home sales were up 7.1 from October 2010 yet down 3.2 from September 2011. Sales were hghest level as compared to October 2010/2009. October year to date are running behind last years year to date numbers.
October sales reflected homes that were listed in the spring and summer months and closing in October.

Santaluz Home Sales for October 2011

The name of the game in Santaluz for October is “watch and wait.” There have been few closings as we wait for a number of homes to close escrow. We are one of the agents that have been waiting for a closing. The lenders are giving us reasons for sleepless nights as they delay loan approvals. When speaking with a well known and respected loan officer just yesterday we were in agreement on one thing, “preapproval means nothing.” It has become a standard practice in real estate to request buyers to be “preapproved” for a loan. In the past it was “prequalification.” Currently we have lenders run a credit report and obtain detailed information on a buyers employment history and assets. Somehow even going through a preliminary process does not insure the buyer will in fact pass all underwriting requirements and obtain a loan in a timely fashion. Our 17 day contingency periods stretch on leaving sellers frustrated and wondering if they really are going to close an escrow on their homes.
Santaluz Shorts Sales and Bank Sales Slow The Escrow Process

The homes that are offered as short sales require a longer escrow period. Once an offer is obtained on a short sale a Short sale package is submitted to the lender. This package has information on the owner such as a “hardship Letter”, their assets and justification for requesting a short sale and the offer on the property. The lender will request comparable sales and eventually the lender will do their own appraisal of the property. In the meantime, time marches forward. Many buyers simply will not wait for the process. When this happens the home goes back on the market and process starts all over again. The homes that are awaiting a lenders approval of the short sale is reported in Sandicor (MLS) as “Contingent.” Once the lender approves the offer it can be reported as “Pending.”

Is it time to build your custom home? Now is one of the most affordable times to build. During the peak of the market people were paying premiums for lots and premiums for builders. Today builders are sharpening their pencils and I have heard some really great prices for new construction. The price to build varies greatly according to the floor-plan and most importantly finishing choices. It all starts with the lot. The advice I have in a lot selection is to go out and walk each lot, locate the direction of the light and sun, get information on the pad size and restrictions from Santaluz and start on your journey. We can help with this entire process. The selection of the builder is critical. The best method for choosing a builder is referral referral, referral! We have a list of builders and also names of people who have used various builders. There has to be a chemistry between your dreams and this person who creates them for you.

Enter another professional…the architect. An architect can save you money by offering options, suggestions and good design. One caveat I always state is; “Build a custom meeting your needs yet keep in mind needs of other people.” There are so many custom homes that have been built to suit one families particular needs and these homes are very difficult to resell. I love this place! First and foremost the building is a Leed Platinum Certified…very cool! To those new to green this means it has met very high standards for being GREEN . I love this concept knowing their mission is to make food from scratch and to embrace the environment with a building and management principals for sustainability. The food is really wholesome and delicious. The pricing is excellent (my opinion) for the quality, preparation and selection.
