Santaluz Home Prices Challenged for August 2011
August Property sales were 13, up 160.0% from 5 in August of 2010 and 30.0% higher than the 10 sales last month. August 2011 sales were at their highest level compared to August of 2010 and 2009. August YTD sales of 77 are running -8.3% behind last year’s year-to-date sales of 84.
|The Median Sales Price in August was $823,000, down -21.6% from $1,050,000 in August of 2010 and down -39.3% from $1,356,000 last month. The Average Sales Price in August was $847,423, down -19.2% from $1,048,430 in August of 2010 and down -44.7% from $1,531,500 last month. August 2011 ASP was at the lowest level compared to August of 2010 and 2009.|

Even with interest rates are at an all time low, buyers are still looking for value.
Pricing is driven by a couple key elements in our economy: Interest Rates, Consumer Confidence and Unemployment Levels and Inventory. Psychological factors that have kept people on edge for the last 3 months have been: The European Sovereign debt, the stock market,the Debt Ceiling, and the inability of the US congress to pass a meaningful jobs initiative. People need to feel secure about the stability of their employment, their investments and the economy in general to make a major purchase in a home. Agents have termed this “pulling the trigger.”
Why Buyers are Not Pulling The Trigger To Purchase
Inventory is certainly not an issue in today’s market since most neighborhoods have an ample number of homes for sale with various features. In general it is very easy for buyers to “keep looking” and finding excuses not to purchase. Generally this is not a search for a “larger yard or a 5th bedroom” or some other feature. It is just a reason to delay the decison due to a lack of confidence and also a lack of an impelling reason to purchase. Interest rates are low and there is no reason to think they are going to head north anytime soon and buyers also do not see a shrinking inventory. In the past when buyers headed into a crowded sales office only to find themselves #99 on a waiting list they had the sense of urgency to purchase a home.

Is it time to build your custom home? Now is one of the most affordable times to build. During the peak of the market people were paying premiums for lots and premiums for builders. Today builders are sharpening their pencils and I have heard some really great prices for new construction. The price to build varies greatly according to the floor-plan and most importantly finishing choices. There will always be the “I want what I want and have the money to pay for it” luxury home buyer who has dreamed the dreamed and has the checkbook full. Then there is the buyer who does not want a production home, does not need a 10,000 square foot custom home with an ocean view and says “Can I build a nice home in Santaluz for $1.6? Well….with low lot prices, a carefully designed home with lovely finishes may be able to accomplish this!
Building a Home in Santaluz
It all starts with the lot. The advice I have in a lot selection is to go out and walk each lot, locate the direction of the light and sun, get information on the pad size and restrictions from Santaluz and start on your journey. We can help with this entire process. The selection of the builder is critical. The best method for choosing a builder is referral referral, referral! We have a list of builders and also names of people who have used various builders. There has to be a chemistry between your dreams and this person who creates them for you.
Designing a Home to Build in Santaluz
Enter another professional…the architect. An architect can save you money by offering options, suggestions and good design. One caveat I always state is; “Build a custom meeting your needs yet keep in mind needs of other people.” There are so many custom homes that have been built to suit one families particular needs and these homes are very difficult to resell. There is a reason why our Posada’s are so popular! Production homes (semi custom to those who own a Poasada), are designed to appeal to many buyers.

Santaluz Literary Luncheons Attract Top Selling Authors
I have attended almost every Literary Luncheon that the Club has presented. Each one surpasses the previous event. The chef prepares a menu that compliments the theme of the book. Hella Tyler, an employee of the Santaluz Club designs a printed menu that is a work of art. She also helps with the floral arrangements and place settings. The presentation is beyond fabulous! It is so enjoyable to listed to the various artists describe the inspiration they had to write their books and how they developed the stories. It makes it so enjoyable to read their books which are included in the price of the luncheon and which are signed by the author.
