Santaluz is a Gate Guarded Community
Santaluz has 2 main entrances for guests off Camino Del Sur. Commonly known as the” South Gate” and the” North Gate”. In order to show homes in Santaluz you must call the listing agent for an appointment. The listing agent will call the gate. When taking a listing an agent must request the owner to call the community office and give you the listing agent permission to allow agents and their clients into the gate. Be prepared when arriving at the gate with your clients to give the address you will be showing. Unfortunately you cannot simply drive through the gate to show agents the area. Security guidelines are strict. That said Sundays homes are open 1-4 allowing agents and clients to be more casual in becoming familiar with the area. Listing agents also will cooperate and call you in if you make a request.
Where is Santaluz?
Sandicor has designated a community as “Santaluz.” This can be vety confusing. These “communities” include Santaluz, Santa Monica, Mirasol, Verrazzano and some condos. If running a search it is best to put communityas Santaluz (Sant) and Neighborhoodas “Santaluz” to obtain homes within the gates of Santaluz which is controlled by Santaluz. This is not a 100% default as agents are many times misinformed but should provide agents with the majority of the homes in the search. The difference between Santaluz as a neighborhoodand the surrounding homes is that Santaluz is comprised of 3 entities; the Santaluz Maintenance Association (SMA), the Santaluz Community Council (SCC) and the Santaluz Club. All of these entities work together making Santaluz a unique Southern California lifestyle community. The CC+R’s, HOA, social events and membership in the Hacienda Level Santaluz Club are specific to the Santaluz neighborhood. Santaluz is easy to find located off 56/ Camino del Sur exit or from Del Mar and Rancho Santa Fe off San Dieguito Road. It is 10 minutes to the beaches of Del Mar and 30 minutes to the airport.

Santaluz comprises 850 homes; 542 production or Builder Homes and 308 Custom Homes. Sited on 3800 acres the density is roughly 1 home per 4 acres. The only remaining building is the completion of custom homes. A general overview of the types of production homes is as follows:

These homes are similar to patio homes with small yards,courtyards and rear entry garages to enhance the street scape. Many of these homes have views of the golf course or centre green. They range in size from 2180( single story)-2550 sqft. They are all single story homes.
Sentinels in Santaluz
Many Sentinels have outstanding views and are located in clusters( we call them “pods”) throughout the community. They range in size from 2175( single story)-2900 sqft. They too have court yards and smaller yards.
Hacienda Sur in Santaluz
There are 3 plans for these homes ranging in size from 3221( single story)-3703 sqft and many have outstanding view locations and large 1/2 acre lots. 2 homes share a driveway and are located on circular lots to take full advantage of their view orientation.

These are larger homes 4766-5565 sqft on large @1 acre lots, many with views. Two of the models are single story.
Garden Homes in Santaluz
Many of these homes border the canyons and offer 3323 (single story)-4002 sqft. The floor plans are flexible with bonus room options and multiple bedrooms.
Spanish Bungalows in Santaluz
These homes are on the Lazanja northern tip and offer 2727 sqft (single story)-3508 sqft.. They too offer court yards and up to 5 bedrooms.

Custom Homes in Santaluz
These homes offer buyers limitless choices as far as architecture,amenities, floor plans and view orientation and are located either in Northern Lights or on the golf course side of Santaluz.Lot sizes vary from just under 1 acre -2acres. Most of these homes have pools.
The Hoa Fees in Santaluz
Currently the HOA fees are $450 a month. This covers a 24/7 roving patrol, guard gated entrance, maintenance of all the open space,trails and parks, Cable TV and internet premium services, trash and recycling.
Santaluz Enhancement Fee
A Santaluz Enhancement Fee is a private transfer fee that is charged for every sale in Santaluz. It is negotiable between the buyer and seller. Many listings request the fee to be solit 50/50. It is 1/4 of 1%of the sales price. For a home selling for $1,000,000 the fee is $2500. It pays for Santaluz Community Council social events and offerings.
The Santaluz Club
The Santaluz Club is a private equity club. It requires membership for use of its facilities. There are 3 levels of membership . Detailed information can be obtained from Kelly Collins….. Golf Membership: $43,000 and $1,100 monthly dues: Golf membership includes green fees, bag storage, range access, lockers, and all Spa and Hacienda privileges.
The community has 16 miles of trails, 4 of which are maintained for walking, an 11 acre center green open space, numerous play grounds and parks.
What is The Santaluz Lifestyle
Santaluz is a very friendly neighborhood where it is very easy to know your neighbors and make friends. There are many clubs which reflect the residents interests. Some of the include; Men’s Book Club, 2 Ladies Book Clubs, Hiking Club,Mahjong, Bridge, Band of Brothers, Dinner group, TGIF Group, Baby and Toddler Groups, Tennis and Golf leagues, Bike Club and several more. The Return of the Murder Mystery is scheduled for May! A popular offering at the Santaluz Club this year promises to provide even more entertainment! Throughout the night and during a dinner clues are given to each table to solve the murder. The event starts with cocktail hour and a “meet and greet” where the actors are mixed in with members. Since Santaluz Club is always adding new members one never knows if you are meeting an actor or a new member/resident. A murder is acted out complete with sound effects and the night is underway!
