Santaluz Year to Date Home Sales July 2011

There has been a flurry of activity within the Santaluz community this year.  There are 2 type of sales, distressed representing short sales and bank owned and traditional sales representing good value.  I find that the bargain hunters wanting the “best deal” are really after the deal and the home is almost secondary.  They are not swayed by location but more by square feet. Some of the distressed sales have had less than desirable locations and floorplans but they offer square footage.  I have had clients purchase a lower priced home and are now finding it quite expensive to use their cash to improve the properties that were left in rather distressed conditions.  My opinion is that people will be most happy to focus on ” good real estate” where they can enjoy long term ownership with a home that has a good location and floorplan.
