1. The salesperson in the models works for the builder..they are the sellers agents representing the best interests of the builder. They have a fiduciary obligation of the highest form to the seller/builder..not to you!
2. Based on #1 don’t you want someone representing your best interests? Buying a home is not just finding one you like but comparing values in the neighborhood, obtaining sales records and negotiating on your behalf. We save our new home buyers thousands on options, pricing and inspections prior to closing. Recently we obtained information from the sales agent of what the builder was willing to do that was not being told to the buyers walking into the models!
3. Buyers think they can negotiate a better price if a commission is not paid. We have never found this to be the case. The builders offer commissions and have this built into a percentage of homes. They actually prefer working with agents especially if there is much negotiation. There is nothing more anxiety provoking thjan a salesperson having to present a
