Get A Great Bank Owned Home in SANTALUZ!

Santaluz is a gated, guarded planned community in North San Diego County.  It is built around an award winning Rees Jones Golf Course and offers a near perfect year round climate.  It is a relatively new community and has been hit hard by the down turn in the market.  The long lines for new releases are a thing of the past, but the outlook for the future is very bright. I live in Santaluz and absolutely love the lifestyle, location and sense of community.  I purchased a bank owned property a few months ago because I could not walk away from the value.  Currently there are several short sales but also some absolutely fabulous bank owned properties.  They are not my listings but I wanted to blog about them because they are just too special to ignore.  Some lucky person is going to be smart enough to see one of these and make them their home!

One of the new listings is located directly behind my home.  When I purchased my home I stood on my deck and admired the huge (and I mean huge) pie shaped backyard.  It is uncommon to find a “Production” home in Santaluz with a large backyard but this one has it!  There is a nice BBQ and the owners did not disassemble it as we find in many bank owned homes! In addition they laid artificial turf- so no high water bills and a great surface for children and dogs.  This yard is crying for kids and a Labrador ( I am partial to them)! There is a swing set, fire-pit and a water feature.  The house itself has many upgrades; tile-work, extra built-ins such as a media center in the family room,  and a great master closet system.  There are 4 bedrooms , one is on the main floor, 4.5 baths and over 4000 sqft for just over $1,000,000.  This home sold originally for just under $1.400,000 and then the owners landscaped it.  The hard scape is amazing with custom stonework and multiple court yards and patios. I have this same floor plan and really enjoy the casita which has a separate second floor entrance.  It is ideal for guests, nanny, home office or ? college student.

Another home that is currently being offered for sale by a participating Sandicor broker is a 2 story home backing the gorgeous Santaluz golf course. It is on a .53 acre lot off a street that has predominately multi-million dollar custom homes.  It is one of the best settings I have seen for a production ( not a custom yet a major builder) home .  The back yard is an entertainer’s dream with a large pool and spa, outdoor cooking center and views to die for. The home features @ 3700 sqft,  3 bedrooms down and a large master suite on the 2nd floor. You would  find me either in the spa every evening or on the deck off the master … either place I would be enjoying the “good life”. This home is being offered for sale at @ $1,100,000 and at that price is an absolute steal.

Why do I believe so much in the value of Santaluz? First, it is absolutely gorgeous with rolling hills and the look of early California.  Some people don’t understand the drought tolerant landscaping with grasses and plants and trees planned to require little attention and water.  I appreciate the fact that this is going to copied by other communities as California water bills and maintenance costs escalate.  Santaluz just finished a major re landscaping project adding more color to the plant-scape. It is amazing how many colorful plants require little care! In addition the developers of Santaluz and now the board are bringing reclaimed water into the community! This irrigates the golf course and will eventually water the common areas. Santaluz is also weighing green energy saving programs for the club and also for homeowners. There is discussion for a dog park and a community organic garden. This is a community where you know your neighbors, socialize with them and together embrace contemporary ideas to preserve the community.

The homes in Santaluz offer architectural interest and style.  There is something for every lifestyle whether people are scaling down and want a “turn key and go” casita or a luxury custom home. The views to the coast are breathtaking on some of the highest lots. The current market opportunities represent a fabulous opportunity to purchase a home in this vibrant community to call home.
